Reserving your New Home
You can reserve your selected property by payment of an agency fee. The cost of this fee is a quarter of the agreed rental price and covers the cost of processing your references, drawing up your new contract and protecting your bond via our appointed government approved scheme, myDeposits. Payment of the agency fee will secure the property up to 4 weeks before you are ready to move in.

You will then be asked to fill in a tenant application form with emphasis upon employment and landlord references. Please note that it is your responsibility to make sure that we have received your references by your move-in date. Should you fail to meet our criteria, in some instances, we may ask that you appoint a financial guarantor. If you do not meet our criteria and are unable to provide a suitable guarantor, your agency fee is unfortunately non-refundable.

Signing Contracts
On your move-in date you will need to provide us with photographic I.D. such as a passport or driving license. We must also have received cleared funds of your first month's rent (always paid in advance) as well as cleared funds for your bond - the cost of which is usually a slightly higher figure than the rental price. This bond is paid to protect landlords against loss or damage that may possibly be incurred by a tenant. It also protects the landlord against any outstanding debts attached to the tenancy.

You will then need to sign your contract before the keys for your new property are handed over to you.

Also you will be given, free of charge, a copy of our photographic inventory listing the content and general condition of the property. It is crucial that this document is returned to us within 5 working days, especially if you feel that there are any discrepancies. If so, these must be clearly stated as to avoid any confusion at the end of your tenancy.

Contract Renewals and Bond Returns
At the end of your tenancy agreement you will usually have the option to stay on the property and should you wish to do so, you will need to re-sign your contract. We do not charge for contract renewals as such, however, in order to re-protect your bond a fee of £35.00 is chargeable. The tenancy will usually be renewed by granting a further fixed term but we can on occasion allow you to stay in the property on a periodic basis. Whether you wish to re-new your agreement or not, one month's written notice is required on the last rent due date of your tenancy, to instruct us of your next course of action.

Should you wish to leave the property at the end of your agreement, providing that there is no dispute between you and your landlord regarding the condition of the property, or any debts against the tenancy, your bond will be returned to you within 10 working days of you having vacated the property and returning your keys to our office. Should a dispute arise, then both parties have the option to go to alternative dispute resolution - there is no cost for this service.

To ensure that your bond is returned promptly and in full, it is advisable to:-
- Make sure that the property is thoroughly cleaned
- Check that there is no damage to the property
- Check the list of items against your inventory

Our Fees

Agency Fees (paid per property)
Agency fees are charged at 25% of the rental price of the prospective property. Please note that a minimum fee of £95.00 applies.
Contract Renewals
Contract renewals are charged at £50.00 per tenancy agreement.
Penalties (charged at the Agent’s discretion)
Late rent fee (for rent paid later than it’s due date) £25.00 per late payment
